We try to resolve all maintenance issues within a timely fashion, but we appreciate your understanding that serious issues affecting tenant well-being and security will take precedence over minor repairs. So small maintenance requests may sometimes be delayed.

There's an emergency situation. What do I do?Emergency situtations include issues that endanger your safety, security and well-being or that of others in the building. If there is ever a: - fire - break-in - noise complaint - fighting/physical danger - medical emergency Please call 911 and ask the dispatch to send the proper authorities to respond to the scene. If there is ever a: - water pipe that bursts - a sewage back-up - a major electrical outage - a heating problem Please click the "Emergency" button on the homepage of this website to contact the building owner.

I've locked myself out. What do I do?We recommend always trying to preemtively avoid this issue by: a) putting your apartment keys on a ring or laynard b) installing a key rack by your door so you have a visual reminder c) exchanging phone numbers with your roommate(s) or neighbour(s) so you can call to be let in if you forget your keys If however, these strategies fail and you have locked yourself out, please take the following steps: 1) Try knocking on the door to see if another tenant can let you in 2) If it is Monday-Friday between 8:30-4:30, contact our office at 289-686-2781. 3) If it is after 4:30 on a weekday or a weekend, please contact our after hours line at 905-931-2429 *Please note: If we have to come let you into your unit or replace your keys (if they have been lost) there is a $50 charge each time these issues occur. So we strongly recommend taking care of your keys and ensuring you're always able to access your unit.

I blew a fuse in my unit. What do I do?If you lose power in part, or all, of your apartment, chances are good that you blew a fuse. This can sometimes happen if you plug in multiple appliances that all require a large draw of energy (for example an air condition and a hair dryer). If you blow a fuse, please take note of what appliances you may have plugged in that caused it to happen and try to avoid that scenario in the future. To bring power back to your unit, first you must locate your fuse box. It will look like a metal panel on the wall with a small metal door that opens. The fuse boxes are typically located in a closet in your unit or in some apartments, it is just outside your unit's main door, in the hallway. Once you have found your fuse box, open the metal door and you will see a row of switches. They will all be flipped in one direction except for the fuse that has blown. So simply locate the switch that is in the opposite position to all the others and flip it so that it lines up with the other switches. If it doesn't work right away, wait one to two minutes and try again. If it still doesn't work, please complete the "Maintenance Request" form on the home page of this website and mark it as 5 star urgency so that we can come and repair the issue as soon as possible.

When is the garbage/recycling picked up at my building?Garbage and recycling are collected regularly by the city and therefore it should always be disposed of by the tenants on the mandated days and never left to build up in the apartment or comon areas of the building. To find the garbage/recycling collection day(s) for your building, simply visit https://www.niagararegion.ca/waste/collection/schedule/default.aspx and put your address in the search field. Please pay sepcial attention to the fact that garbage bags are not supposed to be put out any earlier that 5:00pm the night before pick up and that on holidays the pick-up schedule may vary.

My internet isn't working. What do I do?Internet is not included for the majority of our rental properties and is therefore the responsibility of the tenant to set up, install and pay for if they desire to have that service in their apartment. If you are a tenant in our student residence however, where internet is currently included in the monthly rent, please recognize that multiple tenants use the two networks that are available and therefore, changes to passwords or settings should not be made without consent from our office. If however, the internet goes down for some reason, you can contact the Cogeco Customer Support Centre at 1-800-267-9000 and inform the representative that you are a tenant at _______ address and they will walk you through troubleshooting the router. Please note that the 2 routers in our student residence are located in units 1 and 4, so you will need to connect with your neighbours to resolve the issue if you are not a resident of one of these units.

I want to paint my room. Can I?We want you to feel at home in your apartment and make it your own space, so we do allow tenants to paint the walls, provided they follow the following guidelines: - If you are not painting a neutral colour (i.e. anything other than grey, beige or white) you will be expected to re-paint your room before moving out at the end of the tenancy - Tenants are responsible for all costs associated with painting their room. This includes purchasing paint, rollers, brushes, drop cloths, etc - Tenants agree to properly use drop cloths and materials to ensure that only the walls are painted. If any floors, furniture or other areas are accidentally or intentionally painted, the tenant is responsible for paying for replacement flooring/furniture or compensating for expenses to return materials to their original state.

A lightbulb is burnt out. What do I do?Minor home repairs that are less than $20 are the responisibilty of the tenant to handle. This would include things such as replacing lightbulbs. You can easily buy a package of lightbulbs at your local home goods store and can replace it by simply unscrewing the burnt out bulb and screwing in the new one. Please always make sure the light is switched off before changing the bulb.

The water is running/there's a leak. What do I do?Please make sure to take action on this as soon as you notice the problem as water leaks can cause serious damage over time and if not reported promptly, the tenant could be held liable for any costs associated with the damage caused. If your toilet, sink or dishwasher is leaking or running constantly, please look behind or under the appliance and find the shut off valve. This will be a small handle or lever. Turn the handle as far as you can until you hear the water stop running. After doing this, submit a Maintenance Requst Form on the home page of this website so that we can send a technician to repair the issue. For major leaks or burst water pipes, please click the "Emergency" button at the bottom of the home page to contact the Building Owner.

The smoke alarm is going off. What do I do?If the fire alarms are going off, calmly and quickly vacate the building to a safe distance and call the fire department. Wait until they have assessed the situation and have given the all clear before returning to the building. Be sure to take your keys with you when you leave and dress for the weather as you may be outside for a while. If the smoke alarm is going off because you have burnt some food or caused it to go off in some other way that is not related to a fire in the building, open your apartment's windows/doors to let in fresh air and use a towel or newspaper to fan underneath the smoke detector. UNDER NO CIRCUMSTANCES SHOULD THE BATTERIES BE REMOVED FROM THE SMOKE DETECTOR OR THE DEVICE BE TAMPERED WITH IN ANY WAY.
